Testing construction methods

Croxley View Phase 1 formed the first step in a wider four‑phase masterplan, delivering three new buildings that together provided a meaningful contribution to local housing needs. Two of these buildings were designed as affordable apartment blocks, while the third accommodated a purpose‑built temporary housing facility for the homeless, ensuring the development responded to a broad spectrum of demand.

A key aspect of the project was the decision to trial two different construction methods on the same site, providing valuable insight into their relative advantages. The temporary accommodation block was delivered in traditional masonry construction with a sedum roof, while the apartment buildings were constructed using an offsite manufactured steel frame system, allowing for faster delivery and greater efficiency.

The use of two distinct construction approaches introduced complexity, requiring separate sets of technical details and careful consideration of how Building Regulations were met, particularly in relation to fire safety and acoustic performance. To ensure deliverability within the budget constraints of affordable housing, we undertook a detailed review of the approved planning information at the outset and progressed a Section 73 application to refine the scheme. These revisions allowed the design to be rationalised without undermining quality, ensuring the project could be delivered in a way that was both practical and cost effective. This project was delivered by our director under the Avebury brand.
