The site at Edge Street in Aylesbury was originally purchased with the benefit of outline planning approval for up to 33 dwellings. Building on this foundation, we prepared and submitted a full planning application which secured permission for 38 dwellings, representing an uplift of around 15% over the original consent. This increase was achieved through careful design and an efficient use of the site, ensuring that the additional homes could be delivered without compromising quality, amenity, or the overall character of the development.
Alongside the planning process, we played a key role in shaping the strategy for delivery. This included working closely with the developer to identify a suitable Housing Association partner who could purchase the site and bring the scheme forward. By securing a Housing Association at an early stage, the project gained certainty of delivery and ensured the homes would be managed to a high standard once occupied.
The result was a 100% affordable housing scheme, delivering a balanced mix of homes that met the needs of the local community while remaining viable for the client. This outcome demonstrates how design, planning expertise and early engagement with delivery partners can combine to unlock additional value from a site, supporting both commercial objectives and social outcomes.
