Linmere is a sustainable urban extension adjacent to the existing industrial town of Houghton Regis in Bedfordshire. The overall development will provide up to 5150 dwellings, three primary schools, parks, sports facilities and a central community facility, all with a focus on creating a sustainable neighbourhood with a distinctive local identity.
We were engaged by bpha during the bid process for two parcels in Phase 2 of the Linmere development, which together comprised 100 residential units and three retail spaces. At this stage, clarity and precision were essential. Our detailed early design work and high‑quality, realistic visuals provided the client with the confidence to present a more comprehensive and compelling bid. This level of detail not only helped to convey the design intent but also demonstrated deliverability, ultimately contributing to the bid’s success.
Following this outcome, we progressed the reserved matters design in close collaboration with the master developer, the masterplanning architects, Central Bedfordshire Council and the wider project design team. This process was one of continual dialogue and careful coordination, ensuring that the submission satisfied both the client’s aspirations and the overarching requirements of the master developer. The approved scheme aligns closely with the outline masterplan and the established design code, while also introducing considered refinements that strengthened the overall proposal.
One of the most significant outcomes of this approach was the ability to deliver a 100% affordable housing scheme that remained financially viable within the client’s budget. In addition, the scheme was designed to exceed baseline requirements for sustainability and accessibility, embedding long‑term value for both residents and the community. By balancing adherence to the wider framework with design ambition and pragmatism, the project represents a thoughtful contribution to the evolving character of Linmere.
