63-77 Victoria Street is a three-storey building positioned at the intersection of Victoria Street and Liverpool Road in St. Albans. Built in the early 1980’s, the building was previously used as office space for Aecom. We carried out due diligence and explored several different options during the feasibility stage to ensure that our client understood the full potential of the building prior to purchase.

A permitted development application to convert the first and second floors into residential apartments has been successfully approved, providing a new lease of life for a building that had become underused. Alongside this, we also secured planning approval for a carefully considered new storey on the existing roof. This vertical extension represents a smart and efficient response to the growing need for densification in urban areas, particularly in locations where land availability is limited and every opportunity for housing must be used wisely.

The additional level has been designed with precision to complement the existing structure, introducing modern materials and subtle design cues that enhance the building’s profile without overwhelming its established character. The result is a development that feels both contemporary and rooted in its context, reinforcing the identity of the street while delivering tangible value.

We are committed to the reuse of buildings and the regeneration of sites that might otherwise fall into disrepair, and this project stands as a clear example of how thoughtful, sustainable design can unlock potential in the built environment.
